I’m sure some of you recognize my handle from other sites, but if not here’s a quick rundown of what we do at EasyRoadHome ( Please visit our website – Austin Real Estate Experts, Texas Custom Home Building | Easy Road Home ). Under our Marketing/Umbrella company we have a Real Estate (REI Home Realty), a Mortgage (Prodigy Mortgage), and a Construction (Prodigy Construction) company that can just about handle any of your needs whatsoever. Hopefully below should cover EVERYTHING we are capable of, but certainly don’t hesitate to ask any questions whatsoever. I’m always available via PM, email, this thread, etc.

PRODIGY MORTGAGE:

Elite Program – 760+ credit, LTV below 70, Loan Amount more than 250k, generally cuts .125 to .25 off

DU Refi – Up to 125% LTV

HARP 1.0/2.0 (3.0 coming early 2014 hopefully) – Up to 175% LTV, Unlimited CLTV (2.0)

FHA 203(k) Rehab - A type of federally insured mortgage product for individuals who want to rehabilitate or repair a damaged home that will become their primary residence. In addition to the funds to cover the purchase price of the house, the FHA 203(k) loan provides the money needed for repairs and related expenses as part of the loan.

Fannie Mae Homepath, Freddie Mac Homepossible - HomePath financing is available to anyone purchasing a Fannie Mae-owned property. Benefit from a low down payment, no mortgage insurance, etc

What we need from you when we start (this will greatly speed up the process if you have it ready to go once we decide to move forward):

2 paystubs

2 months bank statements (all pages) and any other Assets/Investments

2 years W-2

2 years Tax Returns

Copy of DL and SS Card

***And all Hornsports customers will not pay an Application fee. We have no extraneous fees, no admin fees, or any other sort of fluff fees that other companies may charge.

REI HOME REALTY:

Buying

Investments (Rental Home, land, etc)

***We offer a 3/1 deal for all HornSports customers where we will sell your house for only 1% commission, and then the standard 3% on the buying side, saving you 2% on the transaction. Definitely a good way to cut costs.

PRODIGY CONSTRUCTION:

We offer your standard custom home building, home improvement, remodel, etc but one unique program we offer is that we've signed an exclusive deal with a company that is kind of going outside the box with the Construction financing process that REALLY benefits the customer. The deal allows you to only put 5% down and the 95% financing (pending qualification obviously) not only includes the cost to build, but also the land. For example, say you're building a 400,000 dollar house (100k land, 300k cost to build it). Standard financing would dictate that you put at least 80,000 down on that (20k on land, 60k on house) whereas through our program it's a simple 20,000 and you're done. No dealing with banks that don't count the land, make you own the land outright, etc etc. We package it all into one deal. The one catch, which I don't consider a catch at all, is that you have to use our custom home building company. We still are very flexible with plans, specs, etc as some of you can attest to that Thad (my business partner) or I have met or talked with about that we definitely work to your needs and wants and make it work 100% to your satisfaction. 1. Do you do simple land purchases? I've been looking for the perfect place for a couple years now. Would like to build a nice cabin on it and retire there some day. In the interim, I would send clients and friends for hunting/fishing excursions. Before you answer, everything Hill Country has been way too expensive.

2. Do you do DFW? I may be interested in either a refi or selling and buying something a little nicer here locally.

1 and 2) Yep.

 
The Fed decide to begin tapering (which was somewhat expected) starting January 1 at the tune of 10 billion/month. They still want the overall health of the economy to be better, and unemployment to get below 6.5% (remember that number).

The one good thing (trying to find silver linings) about today was that the past 3-5 months had already been factored into today's news (since this was highly expected in September) so there wasn't a "shock" jump over 5% or anything.

What does this mean for you?

--My guess is that it will incrementally jump each month with each increasing monthly tapering. Just something to take into consideration over the next 6-9 months (or for refinance, now.)
